Palazzo Genazzini, an 18th-century lakeside property in the centre of Bellagio, Lake Como, will reopen as a 35-room boutique hotel this June, following an extensive restoration led by Francesco Pastorelli Architetti and Studio Reveria. The redevelopment returns one of the town’s earliest guesthouses to active use after decades of inactivity, positioning it among the latest additions to the lake region’s luxury scene.

The building, situated directly on the Bellagio waterfront, has documented origins dating back to 1721. It takes its name from the Genazzini family, who acquired the property in 1788 and converted it into one of the area’s first hotels. During the 19th century, it became a recognised stop for travellers undertaking the Grand Tour. The latest restoration aims to preserve the building’s historic identity while adapting it for contemporary use.

According to the developers, the architectural works have concentrated on retaining original features. Frescoes, the stone staircase and the established colour palette of the façade were uncovered during the restoration and later integrated into the finished design. Interiors and styling have been handled by Studio Reveria, founded by Laura Delfina Sari and Diego Paccagnella, while construction was overseen by Alessandro Mauri.

Materials used throughout the property include wood, marble and Moltrasio stone, with parquet flooring referencing 19th-century villa design and silk-effect wall finishes drawn from Como’s textile tradition. All furnishings have been custom designed and produced by Italian artisans working in stonework, carpentry, upholstery, ceramics, lighting and textiles. Decorative details include circular motifs based on portholes and floral patterns derived from historic Lake Como façades.

The landscaping for the site has been developed by Roberto Benatti, with terraces and gardens drawing on the layered planting style associated with British horticulturalist Gertrude Jekyll. Plant species incorporated into the outdoor areas include banksia roses, cypresses and Trachycarpus palms – and inside, several of the first-floor suites feature landscaped terraces overlooking the lake.

Andrea Pavesio, general manager of Palazzo Genazzini, explained: “The intention has been to create a hotel that reflects the history and atmosphere of Bellagio while offering a contemporary hospitality experience. The project has been developed with equal consideration for international visitors and the local community, particularly through the restaurant, bar and rooftop spaces.”

Food and beverage facilities include Ristorante Genazzini 1788 (which will serve breakfast, lunch and dinner with a menu focused on Italian cuisine alongside selected international dishes), an outdoor piazza bar and a rooftop bar offering cocktails developed by Alessandro Grechi alongside seafood and sharing plates. All venues will be open to both hotel guests and non-residents.

Matteo Mauri, CEO of Palazzo Genazzini, said: “The project began with recognising an identity that was already there, shaped over time. Our work was to preserve and reinforce that character rather than introduce anything extraneous. The focus remained on proportion, materials and light, allowing the building’s original relationship with Bellagio and the lake to remain central to the experience.”
